Development Victoria has this week launched a new Expression of Interest opportunity for businesses interested in purchasing land in Stage 2 of the Ballarat West Employment Zone (BWEZ).

Located in Mitchell Park on the outskirts of Ballarat, this 55-hectare parcel of industrial and commercial land is yet to be subdivided, offering an opportunity for purchasers to nominate their preferred land size allocation and placement within the development.

BWEZ has been designed as a high-quality, high-profile, industrial and commercial precinct which will support and benefit from the future economic growth of Ballarat and the region.

BWEZ offers fully serviced, high exposure lots, quality infrastructure and provides the opportunity to capitalise on access to road, rail and Ballarat Airport. Plans for the future of the development also feature a proposal for an intermodal freight hub comprising a rail-based freight terminal and industrial subdivision.

The City of Ballarat is the largest regional city in western Victoria, and as a business location, Ballarat boasts many advantages including a large, skilled and stable workforce, a strong existing manufacturing and food processing base, good access to raw materials, and sophisticated educational, research and development resources.

A number of high-profile businesses have purchased land in these first stages, including CHS Broadbent, Luv-a-Duck, Agrimac, Kane Transport, Findlay Engineering, Sovereign Civil, Cervus, and Pipecon.

Subject to interest, Development Victoria intends to commence the subdivision and infrastructure construction in 2021, with completion and titled lots available late 2022/early 2023.

With approximately 55 hectares of high-quality industrial land now on offer within Stage 2, the potential for this land is of significance for purchasers who are interested in its strategic location within Victoria’s freight network linking to Melbourne, regional and rural Victoria, Adelaide and the Ports of Melbourne, Geelong and Portland.

The Ballarat West Employment Zone is being delivered by Development Victoria on behalf of Regional Development Victoria, and the City of Ballarat, in an employment generating initiative which capitalises on the many benefits offered by the region.

As the state government’s property developer, Development Victoria is tasked with helping to make Victoria a great place to live and work. Development Victoria is a valued partner delivering government policy through property development and urban renewal to achieve social and economic outcomes for Victorians. These objectives are reflected in the image below.
